CMHC Financing

We are a direct CMHC correspondent meaning Foundry Mortgage Capital submits insurance requests directly to CMHC and obtains the insurance certificate on the borrowers behalf. Because we control the insurance certificate, we are able to negotiate the lowest interest rate for our clients.

  1. Strategy: Our Foundry Mortgage Capital advisors work with you on an appropriately structured loan strategy.
  2. Application: Once a suitable CMHC product is chosen we work together to build out a robust application directly with CMHC as an approved lender.
  3. Competition: We apply the loan to our CMHC capital pools or we obtain quotes from the lending market to find the most suitable lender(s) for the project.
  4. COI: Upon approval, we secure the Certificate of Insurance, guaranteeing favorable loan terms and enhancing your project's financial security.
  5. Management: We handle the loan from funding through maturity, proactively managing lender relationships and addressing ongoing needs.
  6. Renewal: We manage the renewal and ensure competitive pricing from the incumbent lender, with opportunity to assign COI if not competitive.
Mezzanine Financing

Foundry Mortgage Capital has forged strong relationships with mezzanine financing providers, including several sources on an exclusive basis. With our mezzanine partners we have been able to fund up to 94% of hard and soft costs on condominium construction projects, and 100% of costs on rental projects.
